SUMMARY:

The Salem Police Department stores vehicles and other large personal property items at Public Works and leased locations. The upcoming Public Work Operations Building project requires a relocation of the storage yard.  The property owned by R&K Rentals LLC (Richard and Karen Brooks, Members) (Owner) located in Turner, Oregon (Premises) will meet the needs of the Police Department and allow consolidation of multiple storage sites into one location.

Shall City Council authorize the City Manager to execute the attached lease with R&K Rentals LLC for the Premises located in Turner, Oregon?

FACTS AND FINDINGS:

 

Staff and Owner have come to terms on a lease (Lease) for the Premises. Key terms of the Lease are below.

 

Square Footage:                                                               10,800

Term:                                                                                                         three years

Rate:                                                                                                         $91,800 year one, annual 3% increases

Renewal Option:                                                                 one 3-year renewal option

Funding:                                                                                    General Fund - Support Non-Divisional

 

Other locations currently storing surplus property cost approximately $35,000 annually; this Lease will offset those costs.

 

BACKGROUND:

 

The Public Works Operations Building will be 50,000 square feet and will include site improvements.
